Excellent. Don't forget fescue is a bunch grass so it can look like that.

Chop as low as you can go.
Seed and top dress.
No deep watering, just keep moist.
Wait 2 weeks before adding starter fertilizer (or any fertilizer) (we want the old grass to go slow so the seedlings can compete)
