Yikes. Lived through 2 floods in my lifetime as well, don't particularly want to go through that again.
The long range forecast for here in the Mid Atlantic region calls for an entire upcoming summer to experience below normal temperatures. At my elevation a 95 day growing season is about the best you can hope for and by the looks of things even getting a 95 is now in doubt.
