Its gotten more expensive but i live in a state where median is 2k according to the internet and my apt is 1k a month and its decent and in the city. Pretty sure there must be some skewing thats messing up these average/median rents because its not that high for me or most ppl here

HOA monthly fee is one thing...
Specials are another.

Flooding, sewage backup, storms/hurricane after effects... Those little old ladies will out vote you, and your HOA could be $2000\mo., until the damages are paid off.

But, I understand. Man's gotta live somewhere in a tough market, and its cool that you can see your boat.
