The only reason we even suspected we had rats around was because a landscaper pointed to the top of our wooden fence and said that rats had chewed it. He told us the rats lived in the trees. I had heard something running around in the attic above our sunroom and just assumed it was squirrels because I see them running around all the time. This was 6-8 months ago.

Some things I've learned is:

Watch out for Chinese drywall.

Check if storm modifications have been done. Reinforced trusses, etc, can save on insurance fees.


Watch the sinkhole map.

Have natural gas service to run the generator.

Reclaimed water is a big money saver if you plan on yard irrigation.

My BIL found out about reinforcing trusses lately. His insurance was going to jump to $6,000 a year because their house wasn’t done. He paid a guy to do it, and found a new insurance company and will save $3,200 over what the original company was going to charge.
